Should you decide to buy land or property in Crete you will find it very straightforward. We advise you to appoint an English speaking lawyer of which there are plenty in this area. They will check title deeds are clear and insure that the property is free from outstanding taxes. Property transactions always take place with lawyers from both contracting parties present. The notary will also be there to authorise the sale having the appropriate tax papers and deeds in order. If you can't manage to be here for the whole buying procedure you can give your lawyer the power of attorney and everything will move along on time.

A 10% deposit is usually required to secure your chosen property or land. A receipt will be supplied confirming that the vendor has been instructed to take the property off the market while your appointed lawyer completes the purchase transaction. Upon completion, the balance of the purchase price, property taxes and legal fees will be due. Before any transaction takes place, the lawyer representing the purchaser carries out searches with the land registry. The Notary will not proceed with a contract concerning any property which does not have a clean title. Your lawyer will then pay, on your behalf, the onetime purchase tax and local community tax, the Notary will lodge the official property deeds with the land registry in your name, you will then be the freehold owner of your property.
